All safety aspects have been carefully considered: rounded edges and smooth framing, air holes on the rear of the playhouse for safety and increased air circulation, shatterproof glazing and a 12mm gap around the door which protects little fingers from being trapped.
The Gingerbread Max Playhouse incorporates our extremely popular Tongue and Groove construction. The wooden boards interlock together, creating strength and solidity and providing excellent weather protection.
The Gingerbread Max Playhouse is complete with flower boxes and window shutters to the two outer windows. Durable single SAN glazing is used for the windows as a safe and shatterproof alternative to glass.
With the Gingerbread Max Playhouse, we supply an 11mm Tongue and Groove floor & roof, green mineral felt as part of the standard package, included in the price.

The Gingerbread Max is a large and versatile playhouse. The beautiful crossed windows and flower boxes create a classic and playful playhouse style. There are multiple options, including an optional bunk and picket fences. The tall Reverse apex design offers great headroom and space for your children to play. The bunk option increases this space further by adding a new platform with a climbing ladder and safety rail for your peace of mind. The platform sits next to one of the top windows keeping the natural light flooding into the building.
The wooden playhouse is EN71 approved, keeping your children safe and allowing them to explore and play as much as they want. The large windows offer ample natural light giving your kids a fantastic area for creative activities. The building comes with a strong 11mm tongue and groove wooden floor and roof included, and roofing felt to improve the buildings’ weather resistance. This cladding material and cladding thickness, made from our high-quality European-sourced timber, is more than suitable for halting water ingress and improving weather-proofing. The windows are glazed using SAN shatterproof windows with safety glazing, making them very weather resistant and less prone to breaking.
The Gingerbread Max is built with both weather resistance and safety in mind. That's why this fantastic playhouse features things like a reverse apex roof to allow for runoff and included green mineral roofing felt as well as safety gaps around doorframes.

Our playhouses are not designed for children aged under 36 months as there are many small parts, which may be a potential choking hazard. Furthermore, there is often a maximum user weight of 50kg when tower playhouses and two-story playhouses are concerned. We also recommend keeping the playhouses a minimum of 2m clear from any obstructions or other structures.
With the Gingerbread Max an 11mm tongue and groove roof and solid sheet floor is included.
Roof:
11mm: Our standard roof option, this interlocking roof provides a reliable covering for any building. The Tongue and Groove not only gives your building a stronger roof but also a premium look and feel.
Floor:
Durellis Solid Sheet: Great value, cost effective option for flooring. These floors are suited to lighter items and light domestic use.
We recommend adult monitoring whenever a playhouse is used. However, it may be of reassurance to learn that our playhouses are safety tested to British Standards BS-EN71 for domestic use.

All garden buildings should be assembled on a firm and level base. A base will ensure your building has a solid, long-lasting and well-drained foundation.
If you want to build your own base, from a sturdy material such as concrete or flagstones, you can find minimum dimensions for each size of this building in the tech specs. In order to protect your building from moisture, you should leave a 2ft gap around the exterior of your building, so remember to take this into consideration when laying any sort of base.
Our robust and simple to use EcoBase provides you with a firm, long-lasting foundation with suitable drainage for your garden building. It is quick and easy to install through the use of snap connectors that link the grids to each other.

If your building is shorter than 2.5m you should not require planning permission, (unless it’s more than 50% of your garden or will be placed in your front garden). Planning permission rules can vary by area so we would strongly recommend checking your local council rules before purchasing a garden building from us.
We do not offer an installation service on any of our buildings, as they are designed to be easy and simple to assemble. Using the digital assembly instructions included in your order confirmation and with a team of at least 2 people, the handy pre assembled panels mean you will have your BillyOh building up in no time!
Our play houses are delivered in easy to assemble panels. For your convenience the panels are no wider than 4ft so they can be easily maneuverable and fit through a standard doorway. Glazing and any additional wood is delivered in separate, clearly labeled packages.
